Adjustable Rate Mortgage (ARM) The interest rate on an Adjustable Rate Mortgage adjusts periodically over the life of the loan at predetermined dates. ARM programs are designed to provide lower monthly payments in the first years of the loan. Lower payments can allow borrowers to qualify for larger mortgages. Rate caps are built into the program to insure against dramatic changes in payments. Several ARM loans are available. The initial rate is fixed for 1, 3, 5, 7, or 10 years (whichever one you choose) and after that time, the rate may change a maximum of 2% per year with a 6% lifetime cap.
